Step 1: Set Your Budget and Secure Financing

Understanding your budget is the first step toward building your dream home. Modular homes, like all site-built homes, are eligible for traditional financing. We recommend keeping your monthly loan payments between 25–33% of your monthly gross income.

Step 2: Choose Your Home

Step 3: Select Your Building Site

One of the best parts of building a modular home is choosing the perfect location. Whether you already own land or are searching for the ideal lot, we’re here to help.

We can inspect your site to ensure it meets all requirements, including:

Suitability for the home style you’ve chosen

Step 4: Place Your Order and Sign the Purchase Agreement

Once you’ve chosen your floor plan and secured financing, it’s time to place your order. One of our sales consultants will guide you through the process and provide a purchase agreement to begin production on your new home. A deposit is typically required upon signing the agreement.

Step 5: Delivery and Move In

While your home is being built at the Ritz-Craft production facility, we’ll prepare your lot and foundation. Approximately 6–8 weeks after your order, your modular home will be delivered to your site.

Our team will handle the rest, including:

Setting the home on its foundation
Completing heating, plumbing, and electrical systems
Adding optional features like porches and garages
